NSWALRA has developed The Aboriginal Tenancy & Advocacy Support Program (ATAS) that is tailored for NSW Department of Communities and Justice (DCJ) Housing, Aboriginal Housing Office (AHO), registered NSW Aboriginal Community Housing Provider (ACHP) and their tenants to access wrap-around support, advice and information for all matters relating to their tenancy.
Working alongside DCJ Housing and ACHP’s across Central West NSW, we offer tenancy support tailored to providing our people access to tenancy services and maintaining sustainable Aboriginal Housing in accordance with the law.
We work in partnership with health services, general practitioners, and other community services providers to address the needs of our people with complex needs and long histories of housing instability.
In NSW, many ACHPs are under resourced to provide effective and efficient Sustainable Tenancy Management Plans (STMP), in many cases Aboriginal tenants face eviction notices for failure to pay rent.
With effective STMP through our ATASP program, NSWALRA provides wrap around support to Aboriginal Tenants and Aboriginal Community Housing Providers.
ATASP Policy Throughout the ATASProgram, our members will be provided with the following support;
• Dedicated Tenant Advocate to assist with your specified housing needs; • Assisting tenants and third-party service providers for our shared common purpose; • Negotiating effective tenancy agreements that are fair and transparent for both parties based on shared mutual responsibility; • Facilitate meetings and inspections between the tenant and ACHP; • Submission of paperwork to ACHP on behalf of tenant; • Mediate at risk tenancies with the ACHP to ensure tenants stay in their homes; • Offer financial incentives based at 10% of tenants’ arrears as a lump sum to enforce a payment plan.
Please note: this financial incentive is only available if the tenant can stay in their home and not facing eviction determination from NCAT. Minimum $100 – Maximum $1000 per tenant.
To ensure Aboriginal Housing Tenants maintain and sustain their long term tenancy, we aim to crowd fund to contribute to their arrears based at 10% of the amount as mentioned.
Effectively supporting the tenant and landlord through a mutual Sustainable Tenancy Management Plan (STMP), ensuring both parties uphold their tenancy agreement. The proposed funds are not to 'bail out' tenants but provide a strategy of Best Practice for both parties.
